Stone·Parlor Residential Sales

Four to six homes at a time

A small sales book, so every house gets a proper hearing.

Stone Parlor handles residential sales across Ellerby Hill, Marsden Quay, Tarn Row and Hollowfield Green. One agent runs your sale start to finish — the same person who valued the house takes the viewings and the awkward phone calls.

Currently for sale

Four homes, described the way we would describe them to a friend.

Every entry lists tenure, floor area and the thing you would otherwise find out on the second viewing. Guide prices are what we expect offers to land near, not a ceiling or a reserve.

A bright double-aspect living room with a large window looking onto a walled garden.
01Ellerby Hill

Freehold · Chain-free

Wickstone House

A 1930s stone villa that has had one careful owner since 1998. South-facing walled garden, original parquet under the hall carpet. The loft is boarded but not converted, and the boiler is due for replacement inside two years.

  • EPCC
An open-plan kitchen and dining space in a converted warehouse with tall windows and exposed brick.
02Marsden Quay

Six Tidewell Wharf

Second-floor warehouse conversion with a lift and secure bike store. Service charge is billed quarterly and covers the river frontage maintenance. Sound carries between the mezzanine bedrooms — worth hearing for yourself before you offer.

  • Guide price£510,000

  • Floor area1,015 sq ft
  • EPCB
A detached house with pale render, a pitched roof and a mown lawn running up to the front door.
03Tarn Row

Freehold · Priced for the work

The Coach House

Handsome shell, tired inside. The kitchen and the family bathroom both need replacing, and the rear render has a damp patch that a surveyor will pick up. We have priced it knowing all of that, so we will not be renegotiating over it later.

  • Guide price£625,000
  • Beds / baths3 / 1
  • Floor area1,460 sq ft
  • EPCD
A small sitting room with a linen sofa, low bookshelves and a sash window framing a garden hedge.
04Hollowfield Green

Freehold · Conservation area

Larkspur Cottage

A two-bedroom cottage on the green with a long, narrow garden and a useful brick outbuilding. Single-glazed sash windows are original and consent rules limit what can replace them, which is the main reason the EPC sits where it does.

  • Guide price£398,000

Selling with us

How a Stone Parlor sale actually runs.

Five stages, with the parts most people are not warned about written down in advance.

01

The valuation walk-through

We measure every room, look in the loft and ask what has been replaced and when. Nothing is photographed and nothing is advertised until you have agreed a number and a plan.About 90 minutes

02

Pricing and a launch date

We set one asking price we can defend, not an optimistic figure followed by a reduction six weeks later. Photography and floor plans are booked for a specific launch day, usually a Thursday.Five to ten days from instruction

03

Accompanied viewings only

Every viewing is accompanied by the agent who valued the house, in blocks rather than scattered through the week, so you are not tidying up every evening.Thursday evenings and Saturday mornings

04

Offers, then buyer checks

Offers are put to you in writing with the buyer's position attached: deposit source, mortgage stage, whether they have a property to sell and how far along that sale is.Within 24 hours of each offer

05

Offer to exchange

The quiet, frustrating stretch. We chase searches, surveys and the chain weekly and send you a short written update whether or not anything has moved.Typically eight to twelve weeks

Field notes

What we have learned about each area.

Practical detail that changes offers: parking, searches, works and the things that vary street by street rather than postcode by postcode.

Ellerby Hill

Large stone houses on wide plots, sold slowly and rarely twice in a decade.

  • Most gardens slope; check where surface water goes before you commit
  • Several roads are unadopted, so verge and pothole repairs fall to residents
  • Buyers here almost always need a chain-free seller, which lifts offers

Marsden Quay

Warehouse conversions and newer flats along the water, mostly leasehold.

  • Ask for the service charge accounts, not just the current annual figure
  • A flood-risk search is worth the fee on anything below second-floor level
  • Parking is permit-only and permits are capped per building, not per flat

Tarn Row

Victorian terraces and coach houses, popular with first upsizers.

  • Rear extensions are common; confirm building regulations sign-off exists
  • Shared drives and side passages often lack a recorded right of way
  • School catchment lines here are redrawn most years — check the current map

Hollowfield Green

Cottages and small semis around the green, much of it a conservation area.

  • Window, door and roof changes need consent, which slows renovation plans
  • Older properties may have no cavity to insulate, so EPC ratings run low
  • Resurfacing work on the lane is scheduled for next spring

Tarn Row on a weekday morning — the best time to judge how parking really works.

Before you instruct anyone

What we handle, and what stays with you.

Worth reading whether or not you instruct us. Any agent should be able to give you a version of this list.

We handle

  • Valuation, pricing strategy and the launch schedule
  • Photography, floor plans and the written particulars
  • All accompanied viewings and viewer feedback
  • Offer negotiation and buyer position checks
  • Weekly chasing of searches, surveys and the chain
  • Written updates to you until keys change hands

Stays with you

  • Instructing a conveyancer — we can suggest, not appoint
  • Your own mortgage or finance arrangements
  • Paperwork for past works: guarantees, consents, sign-offs
  • Deciding which offer to accept, and when
  • Access arrangements for surveys and final readings
  • Clearing the property before completion day

Questions worth asking

Ask us these, and ask every other agent too.

What does your fee cover, and when is it due?

A single percentage of the agreed sale price, payable on completion rather than on instruction. It includes photography, floor plans, particulars, all viewings and the chasing work after an offer. There is no separate withdrawal fee and no charge for a valuation that does not lead to an instruction.

Should I market before or after I have found somewhere to buy?

It depends on how tight your area's supply is. If very little comes up, market first so you can move quickly when it does — being sold subject to contract makes your offer far stronger. If you would struggle to find anywhere, we can launch quietly to a shortlist of registered buyers instead of going live everywhere at once.

Do you insist on sole agency, and for how long?

We work on sole agency because we can only run a handful of sales properly at once. The initial term is twelve weeks, after which you can end it with two weeks' written notice. We would rather you left than stayed on a sale we were not moving.

What happens if a survey comes back with problems?

We read the report before responding. Some findings are ordinary for a house of that age and were already reflected in the price; some are genuinely new and justify a renegotiation. We will tell you plainly which is which and get a quote for the work before anyone talks about reducing.

How do you check that a buyer can actually proceed?

Before we recommend accepting, we ask for evidence of the deposit source, a mortgage agreement in principle with a lender named, and details of any property they need to sell, including which stage that sale has reached and who is handling it.

Is a guide price the same as a reserve?

No. A guide price is where we expect offers to land, based on recent comparable sales. It is not a minimum we are contractually bound to hold, and it is not a ceiling. You are free to consider anything offered, and we will always tell you how an offer compares with the guide.

Can I take the house off the market part-way through?

Yes. Circumstances change, and a sale that has to happen is a sale that gets bought cheaply. Tell us and we withdraw it the same day, with no fee due. If you come back later, your photography and floor plans are still yours to use.

Get in touch

Book a valuation, or ask about a specific house.

Tell us roughly what you are after and we will reply with either an appointment time or an honest reason why we are not the right practice for it.

We would rather turn a house down than take it on and leave it sitting at the wrong price for three months.

Replies go out the same working day, or the next morning for anything sent after six.
